Meet Joseph Ntimama Myspace Properties Construction Project Manager

This is how a typical day looks like for Joseph Ntimama, Construction Project Manager for Myspace Properties whom we caught up with today to know more about him and learn a thing or two about Project Management.

As project managers do, Joseph wears many hats in his role as project manager and intermediary between clients and developers. He is an enthusiastic problem solver and communicator who skillfully juggles many projects at once.

How long have you been At Myspace Properties?

I have Been at MySpace since 2016 

Originally from?

I am originally from Narok North, Rift Valley Kenya

What do you do at Myspace?

As a Construction project manager, I manage the construction team including the architect, engineers, quantity surveyors, Construction valuation, contractors and subcontractors. I schedule projects, I source for project financing for our projects, I conduct feasibility studies for our projects and I do quality and budget control

How did you get started in Real Estate?

The construction industry has been very dear to me since I was a young child. Building structures to completion has been a dream.What better way to do it by making and growing money for clients which is what real estate is about

What made you join Myspace?

Basically because of their alignment to my career growth and simply because the leadership of MySpace is inspiring

What is a typical week for you?

A typical week involves me meeting investors, having site meetings in our ongoing projects, meeting with stakeholders in the real estate industry, Going to the gym and reading books and articles on the economic paths of Africa among others

What are the challenges you face? 

Based on our economic status in Kenya right now it’s not easy to get financing from banks mostly because of the capped interest. Another challenge is the project scheduling sometimes can be affected by many things therefore delaying a project and we have to crash it to finish it on time. Among’st the biggest challenge is maneuvering in Nairobi from meeting to meeting in this crazy traffic

What’s your favorite part of working at Myspace?

Growing investment for our client and I get to Play and work hard with our CEO

If you weren’t in real estate what else do you think you’d be doing?

I would be a commercial farmer 

What’s your favorite thing to do in Nairobi when free?

Talking about the economic status of Kenya and the future of the construction industry. Discussing about where Africa is headed politically, socially and economically

What projects have you worked on so far?

Nyali view park Bombolulu Mombasa, One Twiga Project Nyali Mombasa, Belcrest gardens Kileleshwa Nairobi, Springhill park Kileleshwa Nairobi among others.

How to build your home on a tight budget

Many Kenyans believe that building a home is extremely expensive, well we can argue about that here but still you can be able to construct your house from scratch with 30% off what you would have spent. Here are the secrets to building your home on a tight budget in Kenya, hold your breath and take a notebook:

  • Write down your budget: It would only be wise if you estimate the amount you will need to construct your home. Consult various industry retailers on rates of e.g Cement, Sand, Iron sheets, stones for you to know how much you will spend. Stick to buying these raw materials on whole sale.
  • Choose simple designs: We all want to live in good bungalows, mansions and townhouses but that comes at a cost, choose a simple design that will not cost you much, e.g avoid cathedral ceilings and complicated roof-lines.
  • Recycle materials: Recycling will not only be environmental friendly but also economical to your home project. Recycle things like Nails, Cement composites etc.
  • Invest in quality: Yes there are other things you can leave out of your budget but don’t be fooled by the hype around, invest in quality materials that will make your home survive all the tests, this will make it affordable for you to maintain it at the long run.
  • Consult a realtor: Building on a tight budget can be tempting for you, which makes you think of skipping working with a pro in the industry – a huge mistake which you should avoid. Industry experts have money-saving ideas to help fit your budget appropriately. Therefore do not skip that consultant unless they give you exaggerated figures.
  • Find an ideal location: Find a location close to the facilities you will need but also consider pricing. Buying a plot in Nairobi for example is at Ksh 4m to Ksh 7m currently before you add construction costs. Find an ideal location where land is affordable and don’t fall for city crooks.
  • Provide your own materials: Utilize the little you have from using your own water sources, get timber from your land (If you had planted), some old stones lying idle there and so forth. It will save you a lot of money.

As you can see, building your own home on a budget isn’t as hard as you might think – what it really comes down to is having patience, creativity, and a willingness to explore your options.
